Hill Group announces 47 new homes for Gray’s Lane in major Hitchin expansion

Award-winning developer The Hill Group has announced plans for a new 47-home development on Gray's Lane, strengthening the company's growing presence in Hitchin and North Hertfordshire.

The site, located immediately south of Hill's ongoing project on Lucas Lane, comes with full planning permission and will deliver a mix of private and affordable homes. The two neighbouring parcels—acquired from different landowners—will share a joint access from Gray's Lane.

Hill says the scheme will help meet local demand, with 40% of homes classed as affordable. The mix will include:

  • Private sale: two to five-bedroom houses
  • Affordable homes: one-bedroom apartments and two to four-bedroom houses offered through affordable rent, social rent and shared ownership

In keeping with Hill's design approach, all properties will be traditionally styled to fit the surrounding residential character. The homes will include air-source heat pumps, EV charging points and sustainable construction features, with the site bordered by mature woodland to provide green views and easy access to local countryside.

The development follows Hill's recent purchase of nearby Ickleford Mill, where a further 56 homes are planned.

Andy Hill OBE, Founder and Group Chief Executive, said: "The acquisition of this site in Hitchin bolsters Hill's presence in the local area, and we look forward to delivering a thoughtfully designed, sustainable development that complements our neighbouring project on Lucas Lane."

Hill highlighted Hitchin's strong transport links, including trains to London King's Cross in under 40 minutes and road access via the A1(M). The town's popular high street, restaurants, cultural venues and highly regarded schools were also cited as key draws for families and professionals.

The Gray's Lane homes are expected to launch in Summer 2026, with the first residents moving in towards the end of 2026.
