Plans progress for redevelopment of Ickleford Mill site as demolition targeted for early 2026

Developers behind the long-awaited redevelopment of the former Ickleford Mill site have confirmed that preparations are under way for demolition, with work hoped to begin early next year.

In a statement issued on behalf of Hill Residential, the company confirmed that the land received outline planning permission in March 2024 for the demolition of the existing redundant buildings and the development of new homes.

Hill Residential acquired the site in Autumn 2025 and has since been working on the next phase of the planning process, focusing on the detailed design elements that were reserved under the original outline permission.

These details – including architectural design and layout – will form part of an upcoming Reserved Matters planning application, which is currently subject to public consultation. Residents can view information and provide feedback via the dedicated project website.

Demolition dependent on approvals

The developer said the timing of demolition will depend on a number of factors and ongoing discussions with North Hertfordshire District Council.

Before any demolition can begin, several key plans must be agreed with the council, including:

  • An archaeological recording methodology
  • A Dust Management Plan
  • A Demolition Management Plan, covering site set-up, construction traffic routes, operating hours and ecological considerations

Hill Residential said these measures are intended to ensure demolition is carried out safely and with minimal disruption to local residents.

Early 2026 target – with updates promised

The developer stated it is hoping demolition can take place early next year, but stressed that residents will be kept informed closer to the time with clear details on timescales, duration and working processes.
