Revealed: Sites around Hitchin put forward for potential future development

A number of sites in and around Hitchin have been put forward for consideration as North Herts Council looks at land that could potentially be used for future development.
A new council map shows sites submitted through its Call for Sites exercise, alongside existing Local Plan allocations where development had not started by March 31, 2026.
The map shows a number of areas around Hitchin, including substantial sites on the edges of the town, as well as several smaller plots.
However, the council has stressed that none of the newly submitted sites have been allocated for development and no decisions have yet been made about their future.
The Call for Sites process allows landowners, developers and other interested parties to suggest land that could potentially be considered as part of future planning.
Proposals received cover a range of possible uses, including housing, employment development and biodiversity improvements.
North Herts Council said the appearance of a site on the map does not mean it supports the proposal or that development will ultimately take place there.
The submitted sites currently have no planning status.
Each will now be assessed by the council to establish whether it is considered Suitable, Available and Achievable.
The results of that work are expected to be published next year in the council's Housing and Economic Land Availability Assessment (HELAA).
The HELAA will form part of the evidence used to inform preparation of the Local Plan, which determines where development should take place across the district.
However, the assessment itself does not allocate land, establish planning policy or grant planning permission.
For any of the newly submitted sites to be formally allocated for development, they would have to go through the Local Plan or Neighbourhood Plan process.
