For a company that only launched at the back end of last year, Wellington Evans have already made a tremendous impact in the world of estate agency in and around Hitchin, North Herts and Central Beds.
Wellington Evans is a unique team, made up of experienced local estate agents Nick Wellington and James Evans, who live and breathe property.
As owner James recalled of their early days, "after only seven weeks we had 11 properties on the market - which for any cold start-up estate agency would be deemed to be a good result."
With Wellington Evans continuing to earn plaudits from vendors and buyers as well as from many inside the industry, the future looks bright.
Nub News takes a look at just how and why have they been taking Hitchin and other markets around our are by storm.
Nub News visited their Hitchin town centre office in Paynes Park to hear Nick and James analyse the market and their operations.
The passionate James explains: "Ultimately the word is trust.
"We always act with the utmost integrity in everything we do: That is to enhance the credibility we have with vendor and buy alike.
"We will give people the answer as best we see it, whether they like it or not.
"There are a lot of estate agents – I would even say the majority – that are too scared of a negative response to actually help the homeowner understand the cold, hard reality of what's going on.
"We are honest - at times, painfully honest in our interactions."

Wellington James are small enough in terms of getting to know each and every client, while offering help and advice from start to finish - but with enough experience and enthusiasm to provide outstanding service that brings exceptional results.

James takes up the theme: "We are honest - and are almost consultative in our nature.
"Estate agents have to be able to say to a vendor client or a buyer, ultimately if you take the decision to do 'X' – not pay for an indemnity policy for example – you are putting your deal at risk – are you sure you want to do that.
"A lot of the time the public don't understand the level of risk they've got – so somebody has to help them and identify that.
"This can come in many ways. For example, either on the marketing or presentation of their own property – for example less photos or a slightly different price to take advantage of break points and other technical stuff - or a problem with the sales progression that one side or the other is causing.
"Trust is the absolute key. We are trying to help everybody."

While Wellington Evans are a Hitchin-based estate agency that are happy to have linked up with Hitchin Nub News – the acclaimed team also cover all the villages south and south west of our town, from Breachwood Green, to Kimpton, to Offley to Whitwell as well as all the way up to Weston, Shefford and around – including Biggleswade.
James underlines that Wellington Evans are whole market agents, but, from their perspective, the best value their vendors would get with is with properties that are mid to higher end.
That is because the experience that any good agent can have on a sale price - other than actually getting through to exchange - is probably three, four, five per cent more than an average agent can achieve he adds.
Nick and James have been in property for 25 years and came across each other when they worked for different agents in Hitchin.
After many years in the industry, they decided it was all about the personal touch and giving customers more attention - which saw the launch of Wellington Evans in Hitchin.
[H2]I fell in love with Hitchin[H2]
"Having worked in the Hitchin, St Albans and Harpenden market, a lot of people have moved from St Albans to Hitchin," explains James, adding: "How I first discovered the Hitchin market was when I was working in St Albans around ten years ago and everyone was registering interest in Hitchin. So, I thought I'd best go and see what Hitchin had to offer.
"I came to Hitchin and fell in love with it. I thought: 'I rather like it around here' – even if we'd just finished renovating the house that we had already," he adds with a smile.
Hitchin and St Albans have a similar feel, James says. "Vibrant market towns, diverse, a good balance of local long-term residents and the commuter. It's a commuter town but it's not one where all the locals have moved out and are only left with commuters. A fact which would make a place rather soulless in my view.
"It's also different to Harpenden in terms of its feel," he says. "A little more 'feet on the ground' shall we suggest. People refer to the 'triangle' of Hitchin St Albans and Harpenden and I do think there is a sense of sharing in how it feels.
"One of the things I love about Hitchin is its diverse community.
"There is a real mix. People are so willing to share."
